When you are apply for a mortgage and they are quoting you their fees and rates. You should get a Truth and Lending statement and a Good Faith Estimate, if the lender you are using does not provide this to you when you ask for it, they are not in compliance. It is your right to receive a copy of both when applying and signing a mortgage application. Keep in mind just because you sign the application does not mean you have to do the loan with that lender, mortgage company or bank. Make sure the company you are working with does not order the apprasial, if they do, you may have some charges coming back to you. Also when applying for a mortgage, don't let every bank in town pull your credit. If you have a copy of your credit report, show the mortgage company your score, they can use your credit report to quote you a rate.
