Whether you think it is petty or not doesnt matter- as they are buying the house for you. The only way to avoid lender requirements is to save up enough money to buy the house in cash. Though in this case, if something isn't structurally sound it's in your own best interest to have it taken care of! Ask your realtor to negotiate for repairs with the seller.
